General info:
Located
not far from Nexon, Haute Vienne, Limousin, at the bottom a narrow
track which only contains one other property. No other habitation for
5-6 kms. Surrounded by forests and fields. Advertised elsewhere for
212,000 euros Bob can offer this fabulous lake for 200,000 euros. PLUS
through Bob the sale can be completed in EITHER GBP's (Sterling) or in
Euros.

The
Lake:
This stream fed 2.25 acre lake is set in
5 acres of woodland, it boasts of being a fully established carp lake
which has been taking regular bookings for at least 4 years. The lake
is known to be 40 years old. Tony & Symon have spent the last 5
years creating this excellent Carp lake aided by their 23 years of Carp
lake management experience; successful but much larger lakes such as
Millstone pool which is part of Mirror pool Fisheries. Sale of their lake here is due to retirement.
This lake contains 83 known carp from
25lbs to 42lbs. Bob knows this to be absolutely correct because he
helped stock it 4 years ago (see gallery) and
has assisted at both nettings since...again see gallery. The netting operations
were to remove the small carp that were the result of 2 years
successful spawning.
As well as Carp,
predators have been introduced, pike to 20lbs, and Perch to 4lbs.
Bob
says: "I have fished this lake several times and the peace and
tranquility has to be experienced!"
The
House:
Finding a lake with a
house onsite is becoming increasingly difficult in France as new
permissions are not being approved.
The house is fully
furnished, everything inside the house is included in the price except
the new TV! The house was an old barn which was converted, 2
bedrooms created with an open plan lounge/fitted kitchen. The shower
room was completely renewed last year. Habitable space 50sq m (not
including shower room)
There is also a very large
wooden outbuilding near to the house for storage of equipment.

Bob has just returned from a 3 day fishing trip at this very lake, this is what he had to say about the fishing there:
"Just had one of the best fishing trips for a while......
Did Tuesday afternoon til Friday morning, at this very exclusive lake { very private } had a right good result......15 carp.....
2x9lb. 1x19lb. 1x20lb. 1x22 1/2lb. 2x26lb. 1x28lb. 1x29lb. 1x29 1/2lb. 1x30lb.
1x31 1/2lb { common } 1x34lb. 1x36lb.
1x37 1/4lb..this is pearly tail, the carp that I am holding in the photo on the home page, I caught her at 32.7lbs in 2007.
